About the Community

Sun City Carolina Lakes is widely regarded as the largest resort style Active Adult Community in the area. Developed by the renowned Del Webb Corporation Sun City Carolina Lakes is a full resort campus which features and endless list of amenities and activities. Like most Del Webb Communities and you can expect and amazing sense of arrival this 3800 home community greets you with and amazing stone water fall, lush landscaping and bridge leading to the welcome gate.

Upon arrival Del Webb Blvd the main road is carefully crafted to take you past scenic ponds, and vistas of the golf course. The main blvd is lined with wonderful street trees and sidewalks on both sides of the streets and a golf cart lane. The community was once a former hunting and fishing camp and is rich with wild life, natural trees and is complimented by the communities abundance of flower beds. The community is filled with about a dozen small lakes that are nestled among pine trees and strategically placed within the golf course or along the communities scenic drives.

The centerpiece of the Community is the 40,000 square foot amenity center called The Lake House which is decorated in tones of greens and natural browns connecting with its natural surrounding overlooking the communities largest lake among a grove of pines. The main entry features a large casual seating areas with a view of the lake and community pier where residents can connect with one another in a setting that would embody a lake front lodge. Read the newspaper or enjoy a refreshment from the adjacent coffee, juice and snack bar.

Residents will find a state of the art fitness center, indoor pool, spa and full time staff and Lifestyle Director to facilitate your new lifestyle. A grand ballroom hosts large community events in the evenings and can be divided in to separate multi-purpose rooms for daily resident activities. Hobby and Craft rooms line the first floor as well as a small community library and computer lab. The Lake House Basement is fully furnished with large glass panel windows over looking the lake and includes a Billiard and Card Room area. On the same level you will find an Aerobics Studio and free weights room. In addition a large Ceramics Studio with onsite kiln.

Outdoors residents can enjoy Tennis, Pickle ball, Resort Style Pool or gather at the communities outdoor pavilion or walk the miles of Walking Trails within the community. In a separate location the community features a Wood Shop, Community Gardens and Dog Park. A second fitness center and outdoor pool and pavilion is currently under construction.

The Golf Course is widely regarded as one of the most popular in the area and features six sets of tees to appeal to all skill levels from long ball hitters to a shorter family tee. The Course is open to the Public and residents can purchase pre-paid rounds. The Carolina Lakes Golf Club features a Pro-Shop and restaurant serving three mails a day. Residents may also use their own Golf Cart on the course through a Trail Fee program.

Sun City Carolina Lakes is a Golf Cart friendly community and appears almost everyone has one with a host of colors and varieties that reflect their unique styles, personalities, sport teams or Alma-mater. For many the Golf Cart becomes the second vehicle in the home and be used to visit the adjacent commercial center which includes, Supermarket, Banking, Pharmacy, Medical Office Building, Retail, Restaurants and the Del Webb Public Library.

About the Homes and Real Estate

Del Webb created Three Collections of homes referred to as the River, Summit and Manor Collections. The community was developed in neighborhoods that host a collection of each home type on lots that range in widths of 40′ – 55′ & 65″  and the homes are set about 10′ apart from one another. The neighborhoods were carefully crafted so no homes would face the main community drives and most are shielded by large landscaped berms.

The homes range in size from approximately 1200 SF to 2600 and are priced from the Low $200 to mid $500’s. Like the most communities the standard feature offerings change as you go up in price. The Community includes a lawn care program which includes cutting, fertilization and replacement of Pine Straw in the beds. The exterior of the homes are low maintenance vinyl siding with a mix of stone or brick facings and architectural style roof shingles. Residents may enhance their homes under the Architectural Guidelines and Home Owners Association.

About the Area and Location

While considered part of the Charlotte North Carolina sub market the community was strategically placed just over the State line in South Carolina to give residents the benefit of the lower South Carolina property taxes. Located in Fort Mill SC on highway 521 residents are within a short drive to Shopping Malls, Medical Centers, Uptown Charlotte and Charlotte Douglas International Airport. Nearby villages include the popular areas of Ballantyne, Blakeney, Baxter Village, Lancaster and Weddington.
